Rentomatic didn't start as a property management company. It started because the founder was tired of paying $285/month to his own manager to do basically nothing.
The annoyed-landlord moment.
Ethan owned two duplexes in Sandy. His 10% manager had missed a leak, misfiled a deposit, and raised his rate "for inflation." He did the math: he was paying $6,800/yr for inbox-forwarding. That was the last straw.
First ten doors, friends only.
Ethan built a simple management stack — software for the boring parts, a Sandy contractor network, a flat-fee promise — and managed 10 doors for friends at cost. They told their friends.
Hit one hundred doors.
Hired a second full-time manager, Maria. Moved out of a home office into our Sandy space at 9565 S 700 E. Added Provo and SLC coverage.
Expanded across the valley.
Lehi and Draper came online as Silicon Slopes rentals exploded. Crossed 250 doors managed. Started the quarterly owner newsletter.
Five hundred doors.
Now 500+ doors across 12 Utah cities. Eight full-time people. Average owner saves $1,400/yr vs. 10% managers. Still $99/mo. Still Sandy-based.
What's next.
We're rolling out a new owner portal, expanding small-multifamily coverage (up to 12 units), and staying exactly what we are: a Sandy company that charges one honest fee.
