The manifesto.

Property management fees were invented in an era when mailing a rent check was a real task. A 10% cut made sense when somebody had to actually drive envelopes around. That era ended.

Today, the work is mostly software — listings, screenings, payments, maintenance tickets — handled by people with laptops. The only thing that still demands time and attention is the human judgment: which tenant is the right fit, which roofer to call, whether a renewal is fair.

So we unbundled it. A flat $99/mo for the mechanics. Real local people doing the judgment work. No ratchet that punishes you for charging fair rent.

It's not complicated. It's just honest.

Our Story

From one duplex to five hundred doors.

Rentomatic didn't start as a property management company. It started because the founder was tired of paying $285/month to his own manager to do basically nothing.

2021 · Sandy, UT

The annoyed-landlord moment.

Ethan owned two duplexes in Sandy. His 10% manager had missed a leak, misfiled a deposit, and raised his rate "for inflation." He did the math: he was paying $6,800/yr for inbox-forwarding. That was the last straw.

Late 2021

First ten doors, friends only.

Ethan built a simple management stack — software for the boring parts, a Sandy contractor network, a flat-fee promise — and managed 10 doors for friends at cost. They told their friends.

2022

Hit one hundred doors.

Hired a second full-time manager, Maria. Moved out of a home office into our Sandy space at 9565 S 700 E. Added Provo and SLC coverage.

2023

Expanded across the valley.

Lehi and Draper came online as Silicon Slopes rentals exploded. Crossed 250 doors managed. Started the quarterly owner newsletter.

2024–25

Five hundred doors.

Now 500+ doors across 12 Utah cities. Eight full-time people. Average owner saves $1,400/yr vs. 10% managers. Still $99/mo. Still Sandy-based.

2026 · Today

What's next.

We're rolling out a new owner portal, expanding small-multifamily coverage (up to 12 units), and staying exactly what we are: a Sandy company that charges one honest fee.
