Is it really free? What's the catch?

No catch. We build these because landlords who see the numbers often become customers — so the analysis is our pitch. If you read it and decide to self-manage or hire someone else, no hard feelings. We don't call to "check in."

How accurate is the rent estimate?

On average, within $75 of what the property actually leases for. We pull real recent leases, not Zillow Rent Zestimate or similar algorithms. Accuracy is highest in Sandy, SLC, Lehi, Provo and Draper — markets where we manage regularly.

What if I'm not ready to hire anyone yet?

Perfect time to get the analysis. Most landlords ask us 6–12 months before they actually switch. You'll have the data for when the time comes.

Do you work outside the cities listed?

Yes — we manage across the Wasatch Front and Utah County. If your city isn't in the dropdown, pick "Other Utah city" and we'll confirm coverage in the response.

What if my property is a duplex or small multi-family?

We handle duplexes, triplexes, fourplexes, and small multi-family up to 12 units. Pricing is per door. Indicate "Duplex+" on the form and we'll quote accordingly.
